Can I short-term rent (Airbnb) a West Hollywood condo?

Almost never. WeHo's home-sharing rules are stricter than the City of LA's: STRs are limited to a host's primary residence and capped at 30 days per year, and most HOAs prohibit them outright. Don't buy here counting on STR income.

West Hollywood is 1.9 square miles of dense, walkable city wedged between Beverly Hills and Hollywood, with a personality that's distinct from both. It became its own incorporated city in 1984, the same year MTV was rising and the Sunset Strip was at the peak of its cultural moment. That history is part of what gives WeHo its identity today: it has always been a place for people who wanted to live somewhere a little more deliberate, a little more designed, and a lot more walkable than the rest of LA. The architecture reflects that. Walk a single block of Sweetzer or Sherbourne and you'll pass mid-century courtyard apartments from the 1950s, glass-and-steel boutique condo buildings from the 2010s, prewar Spanish revivals, and a handful of true loft conversions tucked into former commercial buildings off Beverly and Melrose. The Pacific Design Center anchors the Design District at the south end. The Sunset Strip anchors the north. In between, you have one of the highest concentrations of restaurants, hotels, and design showrooms anywhere in Los Angeles. West Hollywood is primarily a condo market. There are some boutique loft-style buildings, but most of what Loftway represents here is high-design condos in mid-rise buildings, full-service luxury towers, and architecturally significant boutique projects. The buyers who choose West Hollywood are usually trading square footage for location. You won't get the 2,500-square-foot warehouse loft you could find in the Arts District for the same money, but you will get a one-block walk to Craig's, Cecconi's, the Pacific Design Center, and a Metro bus that drops you in Downtown in 40 minutes. WeHo also has some of the strongest rental regulations in California, which protects long-term residents and makes the city feel less transient than its neighbors. This is a neighborhood that rewards living small and going out a lot — which is exactly why the people who love it tend to love it for a long time.

The Loft Market Here

West Hollywood's residential inventory skews heavily condo, with a smaller but distinctive loft segment. Three categories: Boutique mid-rise condos from the 1990s through 2020s (1200 N Sweetzer, 8500 Burton Way, The Wilshire) with open floor plans, valet or covered parking, sometimes pools, typically $700K to $3M+. Soft lofts in converted commercial buildings off Beverly, Melrose, and Santa Monica Boulevard with loft-style features but smaller footprints than DTLA, $600K to $1.5M. Full-service luxury towers like Sierra Towers and Empire West with concierge and valet, $1.5M to $10M+. WeHo HOA dues run higher than most LA neighborhoods because buildings are smaller and amenities are common; plan for $500 to $2,000+ per month. Parking is included in most condo deals but tight. Short-term rentals are heavily restricted by both city ordinance and HOA rules.
