About Beverly Hills

Beverly Hills is the most internationally recognized residential brand in Los Angeles, a 5.7-square-mile incorporated city with its own school district, police force, and notoriously strict building codes. The architecture and lifestyle here are different than any other LA neighborhood β€” wide tree-lined streets, pristine landscaping, mansions in the Flats, hillside estates in the post-office boxes, and a downtown business district anchored by Rodeo Drive. The residential market is predominantly single-family β€” Beverly Hills was zoned and built as a luxury home community starting in the 1910s, and that's still its primary identity. But there is a real and important condo market, concentrated along Wilshire Boulevard (the Wilshire Corridor), Burton Way, and the southern edge near Pico. These are some of the most exclusive condo addresses in California: Sierra Towers, the Wilshire House, the Carlyle, Le Parc, the Beverly Wilshire Residences. For buyers who want the Beverly Hills address, schools, services, and prestige without the burden of a single-family estate, the condo segment is the answer. These buildings are typically full-service luxury β€” concierge, valet, pool, gym, sometimes restaurant or spa. Prices reflect that β€” Beverly Hills condos are among the highest per-square-foot in California, with established Wilshire Corridor units trading at $1,500 to $2,500+ per square foot. Beverly Hills has no significant loft inventory. The city's zoning, residential character, and buyer demographic all push toward condo and single-family. Loftway's representation here is exclusively condos.

The Loft Market Here

Three segments. Wilshire Corridor luxury towers ($1.5M to $15M+) β€” full-service buildings with concierge, valet, pool, gym. Burton Way and Beverly Hills Adjacent boutique condos ($1M to $5M). Southern Beverly Hills condos near Pico ($700K to $2M). HOA dues run $1,500 to $5,000+ per month for high-end Wilshire Corridor buildings. Parking included in nearly all. STRs are prohibited essentially everywhere.
