Los Feliz sits on the south slope of Griffith Park, bounded by Hollywood to the west and Silver Lake to the east, and it has one of the most architecturally distinguished residential districts in LA. From Frank Lloyd Wright's Hollyhock House (a UNESCO site) to dozens of Lloyd Wright, Schindler, Neutra, and other modernist houses tucked into the hillsides, Los Feliz is for people who care about design history. The flats — Vermont Avenue, Hillhurst Avenue, Russell Avenue, Franklin Avenue — have classic 1920s and 1930s Spanish revival apartment buildings, plus a growing inventory of well-designed mid-rise condos and townhomes. The hillsides have the iconic single-family stock that draws international architecture pilgrims. For condo buyers, Los Feliz offers something rare in LA: walkable urban blocks with real architectural variety, Griffith Park literally up the hill, a strong dining and indie shopping scene on Vermont and Hillhurst, and a vibe that's more residential and quieter than the adjacent Hollywood or Silver Lake. The Greek Theatre and the Griffith Observatory are right there. The Vista Theater, the Los Feliz Theatre, and Skylight Books anchor a small but distinctive cultural cluster. Condo inventory is smaller than Hollywood or Silver Lake because Los Feliz has historically been a single-family neighborhood. But it exists — concentrated along Vermont, Hillhurst, and Franklin, plus a small set of mid-rise condo buildings. Loft inventory is minimal here. Los Feliz buyers want neighborhood quiet, architectural quality, Griffith Park access, and a small-village feel within LA.
