About Silver Lake

Silver Lake is the spiritual capital of east-side Los Angeles. Centered around the namesake reservoir, it's a neighborhood that has been a national cultural reference point since the 2000s for indie music, third-wave coffee, mid-century architecture, and a very specific kind of LA bohemian-affluent lifestyle. The architecture is among the most interesting in LA. Silver Lake is home to a cluster of Richard Neutra and Rudolph Schindler modernist houses, including the Neutra VDL House. The hillsides have a high concentration of mid-century homes by lesser-known architects. The flats have classic 1920s Spanish duplexes and bungalows. And there's a growing inventory of architecturally-distinct new condos and live-work spaces along Sunset, Hyperion, and Glendale Boulevards. Silver Lake is mostly a single-family neighborhood, but the condo market is real — there are well-designed mid-rise condo buildings along Sunset, Sunset Junction, and Hyperion, plus some loft-style live-work projects in former commercial buildings near the Sunset/Silver Lake Blvd intersection. Prices are lower per square foot than WeHo or DTLA but higher than Koreatown or Hollywood proper, with the premium going toward neighborhood character. The buyers who love Silver Lake are usually creative professionals — writers, designers, music industry people, indie filmmakers — who want walkable streets, third-wave coffee culture, mid-century design, and a community that values architecture over pure status. The trade-off is that Silver Lake is not Metro-adjacent the way Koreatown or DTLA is; you'll need a car for most of LA.
